Sharing Deals

Share your deal analysis with partners, mentors, or team members via secure public links. Recipients can view your analysis without creating an account.

How It Works

  1. You create a shareable link for any saved deal
  2. Anyone with the link can view the analysis
  3. Viewers see read-only version (can't edit)
  4. You can revoke access anytime

Creating a Share Link

  1. Open any saved deal
  2. Click the "Share" button
  3. A unique URL is generated
  4. Copy the link and share it

The link looks like: https://resniper.com/share/abc123xyz

What Viewers See

Shared deal viewers can see:

✅ Included:

  • Property address
  • All input values
  • Calculated results
  • Deal quality rating
  • Key metrics and ratios
  • Your comments (only if you enable this option)

❌ Not Included:

  • Your account information
  • Other deals in your pipeline
  • Ability to edit anything
  • Download PDF (owner only)
  • Comments (unless you enable them)

Managing Shared Links

View Active Shares

From any deal, click "Share" to see:

  • Current share link (if active)
  • When it was created
  • Option to revoke

Revoking Access

To stop sharing a deal:

  1. Open the deal
  2. Click "Share"
  3. Click "Revoke Access" or "Stop Sharing"

The link immediately stops working. Anyone visiting gets a "not found" message.

Creating a New Link

If you revoke access and want to share again:

  • Create a new share link
  • Previous links remain invalid
  • New link = new URL

Including Comments

You can optionally share your deal comments with viewers.

How to Include Comments

  1. Click Share on a deal
  2. Check the "Include my comments" toggle
  3. Create or copy the share link

When enabled, viewers see an "Owner's Comments" section at the bottom of the shared deal with all your comments in read-only mode.

Privacy by Default

Comments are not included by default. You must explicitly enable them for each share link you create.

This means you can freely add private notes to deals without worrying about accidentally sharing them.

What Viewers See

When comments are included, viewers can see:

  • All comments on the deal
  • When each comment was posted
  • Whether comments were edited

Viewers cannot:

  • Add their own comments
  • Edit or delete any comments
  • See who wrote the comments (no account info shown)

When to Include Comments

Include comments when:

  • Sharing context with a partner or mentor
  • Explaining your reasoning for the analysis
  • Providing additional notes about the property

Keep comments private when:

  • Sharing with strangers or on social media
  • Comments contain sensitive negotiation details
  • Notes are for your personal reference only

Share with experienced investors to get their take:

  • "Does this BRRRR make sense?"
  • "Am I missing any costs?"

Partner Collaboration

Working with a partner? Share deals you're considering:

  • Both can review the same analysis
  • Discuss via phone/text with link reference
  • No account needed for partner

Lender Preview

Before formal application, share with lenders:

  • Shows you've done your homework
  • They can review at their convenience
  • Faster feedback than meetings

Mentor Review

Learning from a mentor or coach:

  • Share your analysis for critique
  • Get feedback on assumptions
  • Learn what you're missing

Security Considerations

Link Security

  • Links are randomly generated (not guessable)
  • No sensitive personal info exposed
  • No login required to view

Best Practices

  1. Only share with trusted parties - Link is public to anyone who has it
  2. Revoke when done - Remove access after collaboration
  3. Don't share on social media - Unless you want it public
  4. Use PDF for formal sharing - More professional for lenders

What's Protected

Even with share link, viewers cannot:

  • See your email or account
  • Access other deals
  • Make changes
  • Download anything
  • See your pipeline status

When to use each:

  • Share Link: Quick collaboration, getting feedback, casual sharing
  • PDF: Formal presentations, lender packages, permanent records

Common Questions

Can viewers see my name?

No. Shared deals show the property analysis only, not account information.

Can I share multiple deals?

Yes! Each deal can have its own share link. Share as many as you want.

Do share links expire?

No, links remain active until you revoke them. However, you can revoke anytime.

Can viewers copy the analysis?

They can see the numbers and manually copy them, but there's no export or download button for viewers.

What if I update the deal?

Updates appear in real-time! Viewers always see your current inputs and calculations. This is a key advantage over PDFs.
