Portfolio Tracking
The Portfolio feature helps you monitor your purchased properties in one place. See your total invested capital, projected cash flow, and property-level performance.
How It Works
When you mark a deal as "Purchased" in your deal pipeline, it automatically appears in your Portfolio. The portfolio aggregates your projections to show overall performance.
Portfolio Dashboard
Summary Metrics
At the top, you'll see totals across all properties:

Property Cards
Each property shows:
- Address and strategy type
- Purchase price
- Projected monthly cash flow
- Cash-on-Cash return
- Status indicators
What's Included
The portfolio tracks projected metrics based on your deal analysis inputs:

Adding Properties
Properties appear in Portfolio automatically when:
- You analyze a deal in any calculator
- You save the deal to your pipeline
- You change the status to "Purchased"
There's no separate "add to portfolio" action—just update the status!
Removing Properties
To remove a property from Portfolio:
- Go to My Deals
- Find the property
- Change status back from "Purchased" or delete the deal
Note: Changing status to "Lost" also removes it from Portfolio.
Understanding the Metrics
Total Invested
This sums the capital you've put into each deal:
Total Invested = Σ (Down Payment + Closing Costs + Rehab Costs)
For BRRRR deals, this reflects money left in deal after refinance.
Projected Cash Flow
Aggregated from each property's calculated cash flow:
Monthly Cash Flow = Σ (Each property's monthly cash flow)
Remember: These are projections based on your inputs, not actual tracked income.
Average Cash-on-Cash
Capital-weighted average across properties:
Avg CoC = Total Annual Cash Flow ÷ Total Capital Invested
This gives a better picture than a simple average because larger investments have proportional impact.

To modify a property's details, click through to the deal from Portfolio.
Best Practices
- Keep deals updated - Accurate inputs = accurate portfolio metrics
- Re-analyze after purchase - Update with actual purchase price, rates
- Review monthly - Compare projected vs actual (manually for now)
- Use for planning - See how next acquisition affects totals
Current Limitations
Portfolio v1 is projection-based. We're building:
- Actual income/expense tracking
- Bank account integration
- Property management software sync
- Tax document generation
Quick Actions
From the Portfolio page:
- Click any property to view full deal
- Use the dashboard link to return to main view
- Check Analytics to see your deal flow stats
